The following questions were not part of first set of questions submitted to POA Board.
The POA Board is requested to answer the following questions. Note, that it is not pleasant to have to ask these questions, but the answers are owed to me as a Big Canoe property owner:

After reading a lot about this fund, I have come to believe that it is something we probably need. Regardless of how we prepare or don’t prepare for the projects it would cover, we, as property owners, are no doubt going to pay for it. The only question is do we prepare for it in [...]

John Sefarian has written a white paper detailing the process of collecting and distributing information regarding the Capital Reserve Funding Program. I have converted his document to a PDF:

I received an email this afternoon regarding the CIF. The pertinent text reads:
You should see today a white paper describing the ongoing process leading to a property owner vote. A second set of FAQ’s is included.
There was no indication as to where it will be posted but my guess is the Smoke Signals Online. I [...]

1. The Developer is playing his cards so as to maximize his financial position. New facilities will help him better sell his properties; but he holds the keys (votes) to pass the Capital Initiation Fee (CIF). Therefore, until the POA Board provides him with additional incentives, he will be against it.
2. The POA Board must [...]

The last I heard the developer was not for the fee. Of course they could change their mind. My guess is the option would be dead if they were against it based upon the feedback I am seeing on this board. I think we should find out first. Is someone looking [...]

In reviewing the list of needed expenditures presented by the POA as justification for the CIF, it occurred to me that most of these items would have to be voted on to obtain funds to build or replace each item on an item by item basis. If the Board does not have the money [...]
