I received the following information from a “highly respected” Big Canoe insider:
The real question is should we have a CIF or raise our monthly fees to cover the new amenities?
A CIF requires a vote of the property owners while the POA board could raise our monthly assessments to over $400 a month without any vote [...]
I have observed some of the financial “events” of the last year and noted that:When Sconti burned, and we (POA) reaped a windfall - but the budget was increased rather then use the money to the Resident’s benefit? The back entrance project - seems to have spent a lot of money with little practical value [...]
The Big Canoe property owners will be given two chances to vote against the Capital Initiation Fee (CIF).
The first chance will come in the special election on the CIF in June.

Chuck Palmer has written a white paper discussing the Miller Dodson Reserve Study for the Big Canoe Community. I have converted this document to a PDF:
I have heard that the LTFC has discovered that one of our Big Canoe property owners has called some of the “similar communities” that charge a Capital Initiation Fee and that the LTFC listed in their 1st set of FAQs. That property owner has provided me with copies of his faxes.
