First, let me explain what I understand the proposed “Capital Initiation Fee” to be.  The chairman of the Long Term Finance Committee has proposed a “Capital Initiation Fee” for both lot and home sales within the community of Big Canoe.  Originally, it was suggested that any house or lot sold in Big Canoe would also be the subject of an additional $4000 fee (thus the name of the this website).  It has since been changed to a flat fee of 1% of the sales price.

So, why create a website dedicated to discussion of this proposal?  After speaking with local real estate agents as well as Big Canoe homeowners that currently have their home for sale, the message I heard was that this group was adamantly opposed to the proposal.  After reading the local Big Canoe paper, the Smoke Signals, it appears that the paper is at least slightly biased towards the proposed fee.  This is only my opinion, and I would urge you to read the articles in the paper or online for yourself to be fully informed.  Read the latest article in the Smoke Signals here.  The website came about as a tool for those people for or against the proposal to speak their minds.   It may be helpful for both sides of the issue to see where the members of the Big Canoe community really stand on this issue.
