After many discussions with the TOP REALTORS, most of which are also residents and also other homeowners in Big Canoe, all have agreed for the most part, that the timing of this proposed 1% initiation fee to all home/lot sales would be a devastating action. In fact, after the concerned group met with the POA and expressed our concerns, this fee has yet to be justified. With the real estate market being what it is today, let me assure you that the seller will be paying this fee. Many are calling this an “Exit Fee”! You will either be lowering your selling price by 1% or offering to pay it for the buyer as an incentive. The slump market, as it stands, has the promise of coming out of the 1st and 2nd quarter of 2008 with a lot of promise. The very fact that this IDEA/PROPOSAL has even been published or brought to the table has already had damaging POTENTIAL to all of our home buyers and sellers - new or resale! We do not need another force working against our already slow sales and against our right to market homes as everyone else. We are at present, limited by control of “no signag , “no open houses” (basically restraint of trade). Please note that the Southern Living Plan of the Month Home at The Bluffs of Ridgeview can open to the public beginning on Saturday, March 8, 2008, as well as the originally scheduled date of March 7, 2008 and continue for a few weeks. Go Figure…..
The question and challenge is can this community find other ways to improve on capital improvements or slow down and tighten our belts? LET’S LOOK AT RESTRAINING COSTS –REDUCE COSTS ACROSS THE BOARD. We need to live within our means right now! Homeowners take action - shake things up - these realtors in your community are your “action consultants”! They are your advocates - contact them today to hear about the statistics on sales activity and the future of our community! Homeowners should not afraid to post their thoughts.
YOUR POA BOARD NEEDS TO HEAR FROM YOU. DO NOT TOTALLY RELY ON THIS FORUM TO GET YOUR THOUGHTS OUT! I CANNOT BELIEVE THE RESIDENTS ARE NOT ALL OVER THIS SUBJECT WITH THE POWERS AT BE. We need to “shake things up”! Get involved and help to resolve these issues with alternative measures until we rebound in this real estate market. Together we can get through this. The left and right hands of this community need to come together!

On one hand , you have the POA which is supposed to represent the residents of Big Canoe. Then, you have the Developer. Last, but not least, you have the residents of the community of Big Canoe. How do we get all these groups together? The fact is we all live TOGETHER in this community. It would seem like we could come up with a solution that fits ALL of us better than we are currently being offered!
The very fact that we have this forum to work with is an amazing way to come together. Share the site with all residents of Big Canoe to get them informed! Whether for it or against it - we need to find a solution. Eduction of these issues and how our POA financial management is handled is the best way our homeowners can help and then take action by getting involved. By working together this way we can make this a better place - and continue to be better each beautiful day we are here.
This Impact Fee and the various options outlined in the Big Canoe Smoke Signal is unacceptable.
First, the real estate people say that the buyers will pay the flat $4000 since anyone buying a million dollar house would not care. However, most people do not own a million dollar house in Big Canoe and the buyers will try and probably be successful in purchasing Big Canoe property from the owners with negotiated requirement for seller to take the $4000 hit to get the sale.
Second, why do we constantly need the extra money for new projects. We need to be tighting our belts. For instance, the POA wants up build a new POA building for storage purposes when it would be cheaper to rent storage space for files vs. a new building project. We all know who pays for the POA and Developer programs. How about reducing costs for a change or at least maintain the cost levels, instead of creating new programs to increase the costs?
I am still smarting from having to pay the POA $1500 to get a loan for the clubhouse, agreed to prior its burning down. After it burnt down, Big Canoe collected $4,000,000 in insurance. Did the POA terminate the property owners requirement for the $1500, NO.
Careful or the cost for the privilege of living in Big Canoe will become to great for those now living here.
