		<description>This Impact Fee and the various options outlined in the Big Canoe Smoke Signal is unacceptable.  

First, the real estate people say that the buyers will pay the flat $4000 since anyone buying a million dollar house would not care.  However, most people do not own a million dollar house in Big Canoe and the buyers will try and probably be successful in purchasing Big Canoe property from the owners with negotiated requirement for seller to take the $4000 hit to get the sale.

Second, why do we constantly need the extra money for new projects.  We need to be tighting our belts. For instance, the POA wants up build a new POA building for storage purposes when it would be cheaper to rent storage space for files vs. a new building project.  We all know who pays for the POA and Developer programs.  How about reducing costs for a change or at least maintain the cost levels, instead of creating new programs to increase the costs?

I am still smarting from having to pay the POA $1500 to get a loan for the clubhouse, agreed to prior its burning down.  After it burnt down, Big Canoe collected $4,000,000 in insurance.  Did the POA terminate the property owners requirement for the $1500, NO.

Careful or the cost for the privilege of living in Big Canoe will become to great for those now living here.</description>

Then, you have the Developer. Last, but not least, you have the residents of the community of Big Canoe.  How do we get all these groups together?
